Ciara wants to sell her house and advertise in the local newspaper on Monday for £400,000. Tow saw it and called Ciara to see the house. During visit on Tuesday, Tom realizes that the rooftop of the garage was leaking. Tom likes the house and asked Ciara whether she will repair the rooftop before purchase. On Thursday morning, Tom receives a letter from her offering the house for £380,000 and says that he has time until noon of Friday.
On Friday morning, Tom emails Ciara to accept the offer. They both agrees for £200,000 to be paid and the balance of £180,000 to be paid in two months, time of completion on roof repairs. Ciara contacts with Los property repairs Ltd to repair roof for £5,000 to complete it in 1 months. However, the workman from Los Property Repairs Ltd identified that the rear wall of the garage is too weak to sustain the roof repairs. They demand extra £5, 000 for extra machinery to support the wall while repairing or they could not complete the repair process in 1 month to complete the house for sale. Ciara is unhappy but agrees to pay extra to complete the repairs in time.
Once the work is completed, Ciara refuse to pay extra and insists that she will pay only £5,000, which is originally agreed price. Tom inspects the repaired roof but is not satisfied with the quality of the repair. He refuses to purchase the house and demands his deposit back from Ciara.
